Atlantic Beach, a summer haven, thrives on a sense of community

The Village of Atlantic Beach and the unincorporated area of Atlantic Beach Estates lie at the western end of the South Rim Barrier Island, which is primarily home to Long Beach. The land is the product of a 1920s reclamation project that dredged sand from the adjacent Reynolds Channel.
It’s a calm and pleasant community, says Ira Frank, a longtime resident who owns Atlantis Personal Training, a village business. “Obviously it’s best during the summer season when people are enjoying the beach and the bay for those who enjoy boating,” he says. “In winter, it’s very sleepy.”
Summer residents make up the bulk of the population, he says. “When people find this nice and quiet place just 30 minutes from the city, they lose interest in going further into the Hamptons.”
What separates the village from the unincorporated area is the beach access, says Annett Ellis of Annett C. Ellis Realty. “Residents of Atlantic Beach Estates are not permitted to use the village beach entrances, but residents of Atlantic Beach Estates have their own beach club,” says Ellis.
Homebuyers here are mostly from New York City, she says, adding that the Estates are a younger community that mostly offer ranches, settlements or splits. “The houses in the village were mostly Mediterranean in style which the owners are totally changing,” says Ellis. “Most buyers [are] demolish them and put in place contemporaries. “
“The village has a great sense of community,” says Mayor George Pappas. “We have a community garden funded by the village and run by volunteers and which is growing. Sales and donations go to local pantries.
The village recently paved Ocean Boulevard and built new parking lot medians with plantations, he said.

Between February 29, 2020 and March 31, 2021, there were 41 home sales with a median sale price of $ 860,000, according to OneKey MLS. The lowest price for this period was $ 560,000 and the highest price was $ 3,575,000. During that period a year earlier, 34 homes sold for a median selling price of $ 765,000. The price range was $ 452,500 to $ 2,100,000.
